Keep noise at a level that does not interfere with other staff and neighbours. This includes TVs, stereos, CD players, musical instruments, singing, shouting, etc. Reduce the level of noise immediately if asked to do so
Return to your rooms as quietly as possible if coming home late at night
Behave with respect and consideration towards other staff and your neighbours. This includes not using foul and abusive language, not using other staffs' possessions without permission and respecting the privacy of others
We do not tolerate any form of bullying or harassment, whether it is based on someone's faith, gender, sexuality, race, disability or other
Ask Permission if you want to hold a party
You may not use your room for any business purposes or illegal activity
Rooms are for one person only. Visitors are allowed but should follow the house rules and you are responsible for that person - any complaints on visitors may lead to disiplinary act on yourself
Keep your room/flat in a clean state and carry out your share of cleaning in the communal areas, e.g. the kitchen. If the communal areas are not kept clean we may issue a warning and request that the areas be cleaned properly. If you have repeated warnings, you might end up having to pay for a contract cleaning company to come in.
Ensure bins are taken out on the correct bin day - pull your weight!
You must not smoke in any part of your residence.
Pets are not allowed in your accommodation. Only guide dogs are permitted
External cleaners should clean communal areas once a week. If this is not happening please contact us.
Do not bring weapons of any kind, such as knives, air guns or swords (even if they are only ornamental)
Don't tamper with any electrical equipment, gas installations/appliances or any fire-fighting equipment (without good reason)
Do not prop open a fire door, obstructing fire exits or interfering with any self-closing device
Do not interfere with smoke/heat detectors or fire alarm sounders
Do not discharge a fire extinguisher without due cause
Do not activate a fire alarm call point negligently or deliberately without due cause
Do not obstruct fire crews, residence staff, wardens, sub wardens and security staff or refusing to co-operate with them
Do not fail to evacuate the building if there is an alarm.

Pay for any damages that you cause, either through negligence, deliberate act or accident. You will also be charged for any damages that may be caused within an area over which you have sole or joint control, if the person who has caused the damage cannot be identified
You are responsible to replace any light bulbs in your room. Any communal bulbs that need replacing please let us know.
There will be times when staff or contractors need access to your flat or room to inspect the communal areas or for statutory planned maintenance issues like fire alarm tests, but we will give you advance notice as appropriate.
We'll inspect your accommodation regularly. If your accommodation fails an inspection you'll be given a short time to improve it before we re-inspect. Any property in a poor or dirty state at re-inspection will be cleaned by contract cleaners and the charges will be passed on to all the residents who share the space.
We have a 3-stage warning system. Failure to comply with house rules will result in a warning, anyone who does not adhere to the house rules following their final warning will be asked to leave our accommodation and will have 7 days to vacate.
Serious offences can include repeated minor offences, causing damage to property, anti-social behaviour, and possession (without intention to supply) of illegal drugs or other banned substances.
Serious offences will be investigated. Staff concerned in the incident are informed of all the proceedings and paperwork, are given the opportunity to respond to the allegations made and are notified as to the date of any Disciplinary Hearing, at which their attendance is required.
Staff who commit serious or major offences could be asked to leave their accommodation either temporarily or permanently
Non Compliance with this policy may result in employment disciplinary.
